SALES TERMS

1. Unless otherwise stipulated, the beginning of the stay and the collect of the keys must be carried out between 16.00 and 18.00 p.m.. The tenant is required to vacate the holiday villa on the departure date before 10.00 a.m.. (On arrival after the mentioned times, the tenant needs to make an arrangement with the receptionist).

Any complaint noted on arrival or during the stay needs to be reported to the owner within 24 hours at the latest.

2. The rental agreement mention the maximum capacity of the villa (number of people) and it is strictly forbidden to exceed this capacity. In case of excess occupation, the owner is authorized to cancel the rental agreement with immediate effect and without any refund or compensation.

3. Domestic pets are allowed on double condition, that this mention must be specified explicitly in the rental agreement and the corresponding charge is paid. (Maximum 2 pets per villa).

4. Based on the rental agreement, payment terms are as follows: installment of 30% on booking with a minimum of 75 €; the balance (70%) must be settled at the latest 6 weeks before the arrival. The additional charges (pets, power charges and tourist taxes) will be deduced from your deposit.

5. The tenant needs to occupy the holiday villa as a good tenant and it should not disturb the neighborhoods. In case the tenant do not act as a good tenant, if the tenant causes serious hindrance to her accommodation surroundings or causes damage to the environment, the owner is authorized to cancel the rental agreement with immediate effect without any refund or compensation.

6. Any caused damage to the house or its contents need to be reported to the owner immediately. The costs relating to repairs and/or replacements will be refunded on the spot. The tenant will be considered responsible for all damages caused by him even if these are noted after its departure.

7. The rental agreement mentions that a deposit will be paid at the delivery of the keys. This deposit will be refunded after the end of the stay.

8. Upon departure, the tenant commits to leave the holiday villa in a decent state: leaving the villa and the garden in a perfect state of order, dinner sets needs to be washed and packed away. If it is not the case, extra cleaning costs will be charged.

9. In case of cancellation by the tenant, the following charges will be applicable according to the time of cancellation: - more than 35 days before the arrival: 30% – from 35 to 21 days before the arrival: 50% – from 21 to 14 days before the arrival: 75% – 13 days before to the arrival date: 100% of the booking amount.

10. In the case of circumstances beyond our control, our company is authorized to cancel the booking without any notice or compensation.

11. All disputes generally unspecified will be settled by the courts of the District of Marche-en-Famenne.
